1) What are the move-in costs?
The application fee is $75, the admin fee is $150, and the security deposit ranges from $300 up to one month’s rent.
2) Are utilities included in the rent?
No. Water, sewer, electricity, trash, and pest control are not included in rent.
3) How long is the lease term?
Lease terms between 6 and 14 months.
4) When are late fees charged?
Rent is due on the 1st and late on the 5th of the month. The late fee is 10% of the amount owed.
5) Is renters’ insurance required?
Yes, renters’ insurance is required.
6) What is the policy for breaking the lease early?
A 60-day notice to vacate is required. At lease signing, you may choose to pay a two-month termination fee or pay rent until the apartment is re-rented.
7) How is rent paid?
ACH, debit, or credit via the online portal, or Walk-In Payment System at participating retailers. Rent is not accepted at the office.
8) What is the pet policy?
Pets welcome (breed restrictions apply). Pet fee: $350 per pet; monthly pet rent: $25 per pet.

11) Do you offer garages or carports?
No garages or carports; the community has a parking garage.

13) What is the guest policy?
Guests may stay up to 7 days without being added to the lease.
14) How are maintenance requests handled?
Submit via the resident portal. Emergency maintenance can be called in 24/7.
15) Is there 24/7 emergency maintenance?
Yes.
16) How is pest control handled?
Quarterly for each apartment home.
17) What is the neighborhood like?
Convenient location near park-and-ride, close to the Katy area and Memorial City Mall.
18) How are packages received?
The community has a package locker system.
19) What is the lease renewal policy?
60-day notice to move out required. If you do not renew prior to expiration, your lease converts to month-to-month at a new rate.
20) Is subletting allowed?
No, subletting is not permitted.
21) Washer/Dryer info?
All homes include washer & dryer connections; sets are available for rent.
22) Which appliances are included?
Refrigerator, range/oven, dishwasher, microwave, garbage disposal; washer & dryer connections.
23) Is storage available for rent?
Yes — storage spaces are available; contact the team for current availability and pricing.
24) Internet and cable options?
The community is wired for internet and cable.
25) Income requirements?
Minimum monthly household income of 3× the monthly rent.
26) Zoned schools?
Wolf Elementary, Nottingham Middle/Junior High, and Mayde Creek High School.
27) Nearby grocery & shopping?
Kroger (nearby).
28) Nearby hospital?
Memorial Hermann Hospital is approximately 4.9 miles away.
29) Is the community gated?
